Our management fees are retained from rent collected. We don’t get paid until you do!

If a tenant we placed doesn’t fulfill at least 9 months of the initial lease term, we’ll find a new tenant at no additional cost. We’re committed to securing long-term tenants for your property. The guarantee is not applicable in the event a tenant does not fulfill their lease due to military orders, military transfers, or any other legal cancellation of a lease. This includes tenants who have legally cancelled and paid all lease termination fees.

Four Walls will process rent received on-time within 10 business days of receipt or waive that month’s management fee. In addition, we will process late rent weekly, making sure you receive your money as soon as possible. To encourage timely payments, we report both payment and non-payment of rent to credit agencies, incentivizing tenants to stay on track.

For any pets that are approved by us under a Four Walls lease, we cover up to $1,000 of damage costs above the property’s security deposit, making it easier to accept pets and attract more tenants since 65-70% of tenants have pets. Allowing pets can also increase rental income and boost revenue through pet fees. Note: ESA / Service animals are excluded from this coverage. Damage by unauthorized animals is also not covered. Four Walls will determine what is considered pet damage, and repairs must be made by an approved vendor.

Rent Collection & Enforcement
Tenants pay rent online via free eCheck (ACH) or credit card (with a processing fee). Autopay is available. We monitor payments closely and follow up immediately on late rent. If unpaid by the 3rd, late fees are applied, and if unresolved by the 5th, we issue a notice to start the eviction process.

Deposit Accounting
Tenant deposits are held in a dedicated trust account with an FDIC-insured bank, fully compliant with legal requirements and FDIC’s pass-through deposit insurance coverage requirements.

Property Condition Report
Approximately 90 days before the lease ends, we conduct a walkthrough of the property to identify potential issues and tenant-caused damage beyond normal wear and tear, allowing time for repairs. Based on this, we provide a lease renewal recommendation.

Owner Disbursements
We process rent promptly and disburse it directly to your account. If rent payments are not processed within 10 business days, the month’s management fee is waived under our Timely Rent Processing Guarantee.

Expense & Bill Payment
We manage vendor payments from your Maintenance Reserve Fund and rental income. If funds are insufficient, you can pay through the Owner Portal. Payments via eCheck (ACH) are free; credit card payments are subject to a processing fee. All bills and monthly statements are accessible in the Owner Portal for your review.

Financial Statements
We provide detailed monthly financial statements and a year-end summary showing all income and expenses associated with your property. These reports are accessible through the Owner Portal or can be sent directly to your inbox. Customized reports are also available.

Security Deposit Dispersion

Eviction Management
When necessary, we coordinate the eviction process with an attorney and working with local authorities as needed. The fees involved will vary depending on the county and the need for court or sheriff involvement.
