Tenant Screening and Selection

Finding a high-quality tenant is a key part of ensuring that you get paid on time, your tenants are taking care of your property, and you have less turnover. We carefully screen every application we receive. We will:

  • Pre-screen all prospective applicants before showing them the property
  • Provide an easy, online application process
  • Review applicant credit, rental, employment and criminal history
  • Use a third-party service to screen and approve pets based on breed, weight, vaccination records, and behaviors as well as to validate any assistance animal requests
  • Grade prospective tenants according to pre-defined tenant criteria

Lease Execution, Management, and Renewal

A comprehensive lease agreement is essential to mitigating risks and extra costs for the property owner. We manage it all — from signing to handling disputes to seeking renewals or handling terminations.  We will:

  • Prepare, negotiate, and execute all leases, amendments, and renewals on your behalf
  • Monitor contract expiration dates and proactively seek renewals with proven, quality tenants that have shown compliance with the lease
  • Inspect the property for lease compliance prior to the renewal to determine tenant eligibility for renewal as well as to alert the property owner to any issues that might have to be addressed at the end of a lease
  • Evaluate market rental rates and seek rent increases where appropriate
  • Handle lease cancellations and move-outs

Rent Collection

With our online Tenant portal, we make rent collection easy for tenants so you get paid on time and in full. We strictly enforce all lease terms–imposing late penalties, sending pay or quit notices, and managing evictions as needed.

Tenants are able to submit their payments via recurring, automatic bank transfer or credit card payments. Then, each month you’ll promptly receive a direct deposit with your rent money. No headaches, no hassles.

Eviction Services

By carefully screening tenants prior to placement, we significantly reduce the risk of evictions. Sometimes, however, it is necessary to remove tenants that aren’t paying or complying with the terms of the lease. We can help coordinate all actions needed to legally remove the tenant and tenant’s possessions on your behalf.

Property Inspections

Property inspections give us an opportunity to check in on your property. We verify that there are no visible problems and that tenants are respecting the terms of their lease.

We perform extensive walk-through move-in surveys for every property and thoroughly document the property condition with 360-degree digital photos. We do the same at move-out to assess damages and repairs.

  • Tenant Move In
    Upon move-in, tenants are required to confirm the condition of the property. With our zTenant app, they can easily document the condition of the property. This process helps protect your property by reducing potential security deposit disputes at move-out.
  • Tenant Move Out
    We will perform a walk-through inspection and condition report, estimate any damages, and finalize the security deposit settlement. We will rekey all locks, coordinate needed cleaning and repairs/upgrades, and get the property ready for lease as quickly as possible.

Our HVAC Filter Maintenance Program, a requirement of all tenants, sends replacement filters to tenants every 60-90 days. This lessens stress on air conditioning and heating systems, maximizing the longevity of your units.

Accounting and Financial Reporting

Through our easy-to-access online Owner Portal, you will be able to check the status and financial details of each of your properties from anywhere in the world, 24 hours a day. We will provide you with monthly and year-end financial reports, including 1099s to make tax season a breeze.

In addition, you will be able to see detailed documentation of all earnings and expenses for your property, including vendor invoices and receipts, as well as historical records such as leases, inspections reports, and warranties.
